10 acre residential mixed use community featuring 152 homes and 14,000 sf of commercial in Carson, CA

Incorporated in 1968, Carson is Los Angeles County’s 8th largest city. Home to professional soccer’s five time MLS Cup Champion LA Galaxy, as well as Cal State University Domginuez Hills, this thriving South Bay community offers a strong economy and diverse resident population. In 2006, recognizing the need for a dynamic downtown, the city’s Redevelopment Agency approved a Mixed-Use District Master Plan, envisioning a pedestrian friendly retail and restaurant district featuring ground floor commercial topped with four stories of residential along the Carson Street corridor adjacent to the Civic Center.

In 2010, CityView, one of the nation’s leading investors in workforce housing, invited Community Dynamics to joint venture in response to the Carson Redevelopment Agency’s Request for Proposals for a 10 acre site along the corridor. In strategic partnership with our design team at KTGY Architects and TGP Landscape Architects, we delivered plans for a stunning residential mixed use for sale community, and won the competition and the right to develop the site. The National Association of HomeBuilders recognized Veo as the Best on the Boards Community Site Plan in the nation at the 2012 Best In American Living Awards. Waiting out the Great Recession, we commenced construction in 2014, built in four phases with a $30M loan from Wells Fargo Bank, and completed construction and sold out the $70M community in 2016.

Veo’s designers responded to the City’s vision for a dynamic mixed use corridor on heavily traveled Carson Street, while respecting the lower residential densities in the single family neighborhood to the community’s immediate south. As a result, the community terraces from north to south with four distinct residential product types. Modern four story buildings featuring 48 stacked flats over more than 14,000 square feet of community serving restaurant, retail and services transition to 78 three story townhomes, which in turn cascade to 11 two story townhomes and 15 two story single family homes at the community’s southern end. This mix of product types delivered a corresponding mix of pricing, with homes starting in the low $200s and topping out in the high $600s. Moreover half of the one, two and three bedroom flats were priced below market for moderate income households. The result is a strikingly diverse mix of incomes.

Veo is an in-town community offering homeowners reasonable commutes to their workplace, and great walkability and recreation right at home. The Community Center offers a contemporary, open floor plan, abundant natural light, wireless internet and a multi-screent TV, pool and spa. Families enjoy a state of the art playground at the community’s southern end. And we invested heavily in state of the art technology to carry our homeowners into the 21st century, including 104 KW of photovoltaics, fiber optic wiring to each and every home, and standard rough-ins for digital surround sound, smart home apps, and level 2 car chargers in every attached garage.
